The Director Facilities ensures the optimal utilization of the organization's facilities for Empower’s headquarter office. Serving in a leadership role for the building operations, this position is responsible for proper functioning of facilities through ongoing inspection and maintenance, oversight and direction of space planning, staffing, vendor management, and capital projects in accordance with corporate standards and operations budget.  Additionally, this leader oversees reception/conference room reservations, AV Technology, and acts as liaison for Business Continuity Planning.

What you will do:  

SITE ENGINEERING

  • Responsible for Site Engineering services and partners with the corporate Site Engineering team to coordinate maintenance and contracts for interior and exterior maintenance of multi-building owned campus.
  • Ensures proper functioning of facilities through ongoing inspection and maintenance.  Engages various internal and external service providers to deliver on installation and construction projects.
  • Coordinate sustainability data collection and identify and propose sustainability initiatives for locations under management.

 SITE SERVICES SUPPORT

  • Performs Vendor Management for site support contracts for site services and building systems support.
  • Responsible for site AV Equipment and support and partners with corporate AV Services team to affect maintenance and repairs, and with Empower users to support meeting needs.
  • Manage site food services contracts and catering support for Conferencing services and central reception services

 SECURITY

  • Responsible for execution of site security processes and procedures.  Oversees site security staffing to ensure adequate staffing for 24x7 operations and emergent requirements.
  • Manages site Access Control and Security Camera systems and ensures appropriate badges for associates and visitors.
  • Coordinates with Empower Security teams to support security initiatives and projects.

 PLANNING

  • Works with senior management to develop and comply with long-range space allocation goals.
  • Works closely with Project Management team in preparing drawings for project-specific tasks and shares with internal/external service providers, supports space planning efforts using CAFM system, reviews and approves space requests for employee additions and moves.
  • Maintains accurate database of floor plans for local office.
  • Assesses and evaluates the physical space requirements of the organization and recommends plans to meet needs.
  • Leads project meetings, establishes schedules and supervises tasks of external construction crews, furniture installers, movers and IT service providers.
  • Manages and allocates available furniture inventory and creates project specification lists.
  • Acts as liaison between users, IT service groups and CAFM Administration.
  • Supports General Services Planning Onboarding/Offboarding processes inside for the local office.
  • Receives HR requests and initiates onboarding/offboarding space planning and Archibus tickets for equipment for associated assigned to desks in Empower offices.
  • Support site and regional projects, as assigned.

 DOCUMENT SERVICES

  • Assists business team by supporting normal and sensitive mail and shipping functions, as required, at the site following FINRA business rules.
  • Manages operations for site Print Center and Mail Services supporting business teams for client and staff needs.

 FINANCIAL MANAGEMENT

  • Responsible for site financial planning and management to include budgeting and invoicing.
  • Works with vendors on coordinating pricing and placing orders through Corporate Procurement.

 STAFF MANAGEMENT

  • Performs duties inherent in a leadership and managerial role, including but not limited to conducting performance reviews, approving requests for vacation/myTime, training, coaching and managing performance, hiring qualified talent, and directing the work of the team.

What you will bring:

  • Some college level education in Architecture, Interior Design, or Construction Management related programs
  • 5-7+ years’ experience in space planning/managing interior construction projects or equivalent education and experience.
  • Ability to understand and interpret architectural drawings
  • Strong project management skills, coordinating and handling  multiple projects at a time.
  • General understanding of financial processes
  • Current knowledge of various furniture systems, ergonomic trends, cabling requirements and local building codes.

Base Salary Range

$117,400.00 - $170,200.00

The salary range above shows the typical minimum to maximum base salary range for this position in the location listed. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation offered may vary from posted hiring range based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.
